Last night we toured our first condo/possible first home and met our realtor Shawn Harris.
His name always makes me think of Boy Meets World. Here I go showing my age, again.
So this condo checks all of the boxes, well there’s one of two boxes with notes = guest room ✔️ office (no designated office but if we) add a screen tada office ✔️ and we wanted something with no/low HOA.
This place is in a community with security that innocent us, had a hard time getting through, I need to check out the fitness center, pool and community hours and I’ve submitted a few questions to Shawn: Does the HOA cover the windows for storms, and would the HOA repair or replace windows, technically they’re exterior maintenance, right? The roof is covered, yes we’ll never need to pay for a new roof or to have our house painted or lawn mowed. I wonder about plumbing. Brb, I have to message Shawn.
The Condominium Act requires all condo associations to maintain and repair structural, mechanical, plumbing and electrical elements shared between multiple units, including the building’s roofing and exterior walls. The act also requires condo associations to carry primary coverage for damage to these common elements.
$375 a month for an HOA is definitely step AF, Patrick is able to work a comfortable monthly payment, HOA included, and we’re now seeing a large HOA in a new light. An inclusive HOA is like a form of insurance and you’re paying for security/piece of mind. Like say a hurricane come through and tears our shit up, the HOA got us.
Back to last night, we “walked”, I wheeled (number one on the list wheelchair accessible ✔️ , no modifications needed to door hinges or frames) I could even independently properly myself with one arm in and out of the front door! I can’t do that in our current home or at my parents. The two “major” modifications aren’t that major, the shower in the master suite has a door and a ledge. I want/need it to be step free with a curtain and I’m not able to get on the back porch. There’s a sliding door and the track is elevated, then there’s a dip. I’ll want fresh paint, you know make it mine…… I’m thinking gray would look good against the beautiful tile. Chill Nina, ma has to see it before we make an offer, not only has she owned a home since the early 90s, but she’s an HGTV buff. Lady knows more than us, for sure. A condo is a big investment.
My parents are in Georgia with Grandpa Jon (Dad’s dad) and won’t be back till Friday evening and won’t be able to go see it till Saturday, so we’ll more then likely loose it.
This is why we aren’t letting our selves work up visions of our lives in that house.
I’m so tempted to take you there…. we’ll see MAYBE later
Parents have a tour scheduled for Saturday at 6! This weekend is our anniversary weekend, and we’ll be in St Augustine, so we won’t be there. I’ll keep y’all updated. We might have found our home!
